Shopping Centre Fitouts Sydney
Shopping Centre Fitouts That Clear the Landlord's Gate
A centre fitout has two sets of rules: the statutory approvals and the landlord's. We run both from the same program, back from your trading date.
What's Included
The landlord's pack is a second approval.
A landlord can refuse a tenancy permission to trade even after the Occupation Certificate is issued. The requirements vary by centre, but the pattern is consistent, and we build the program around it.
- Owner's consent and head contractor authorisation lodged before work starts
- Pre-start meeting, WHS pack, safe work method statements and insurance certificates
- Electrical hazard records and clearance forms before work and before trade
- Landlord hoarding, access, delivery and noise rules built into the program
- Structural, fire, electrical, plumbing and waterproofing certificates in one pack
- Documents to the centre by the deadline, and the pre-opening inspection passed
Why Brobuilt
We know what the centre will ask for, and when.
The landlord's engineer wants more than you quoted.
We ask for the landlord's structural form at quote stage. It can cover every new fixing, not only the largest one.
Document deadlines arrive the day before trade.
Landlord documents are often due by midday the day before trade. We schedule from that deadline backward.
Christmas cut-off dates compress the year.
Centres usually set cut-off dates ahead of Christmas trading. We tell you the real latest start date when we quote, not after you sign.
Project Reference
A kiosk in a major centre, delivered through two layers of approval.
Gloria Jean's, Mt Druitt. Our earlier District 1 fitout at Macquarie Centre was built to a locked-in handover date. Both are on the projects page.
Common Questions
Shopping Centre Fitouts FAQs
Do you need to know the shopping centre's requirements before quoting?
Yes. Send through the landlord's approval letter and tenant design criteria if you have them. If you do not, we will help you ask for them.
Can you work to a landlord's tenant design manual?
Yes. We build to the landlord's criteria and the approved drawings, and we flag any conflict with the statutory approval before it reaches site.
What happens if we miss the landlord's date?
Delay can carry real cost under a lease. We build float into the program and flag every approval dependency early, so a missed date is avoided rather than managed afterwards.
