Food Premises Fitouts Sydney

Food Premises Fitouts That Pass the First Inspection

Cafés, bakeries, takeaway counters and food court tenancies, built so the fitout, the health requirements and the landlord's paperwork all arrive on the same day.

What's Included

A food tenancy is a building job and a compliance job at once.

A food business has to satisfy the building certifier, the food regulator and, in a shopping centre, the landlord. Each has its own checklist and none of them will do another's job. We programme all three from the first site visit.

  • Fitout design checked against AS 4674-2004 and the Food Act before ordering finishes
  • Smooth, cleanable surfaces, sealed floors and coved junctions in preparation areas
  • Hand wash, sinks and hydraulic work by a licensed plumber with a compliance certificate
  • Waterproofing certificate and cool room panel documentation where the landlord requires them
  • Fire extinguishers serviced and tagged, and fire-hazard test reports for every finish
  • Food business notification lined up before the Occupation Certificate

Why Brobuilt

The paperwork is where food fitouts stall, so we start there.

The brand's designer issues a compliance certificate and nobody reads it.

Every third-party certificate is checked for the correct site, the correct legislation and the correct date before it goes into the pack.

Finish data sheets are not fire-hazard test reports.

Certifiers ask for test reports, not data sheets. We collect them for every lining, capping and panel before anything is ordered, not after it is fixed.

Equipment arrives and the tenancy cannot trade.

Cool rooms, extraction and hand wash are sequenced against the services and sign-offs they depend on, so installation never outruns inspection.

Common Questions

Food & Café Fitouts FAQs

Do you handle the food compliance paperwork?

We coordinate it. The design compliance certificate comes from the brand's designer and the food business notification belongs to the operator, but we check what is issued, chase what is missing and make sure each item is in hand before the Occupation Certificate.

What standard do food fitouts have to meet?

Food premises in NSW are designed and built to the requirements of the Food Act and the Food Standards Code, and AS 4674-2004 is the Australian Standard for design, construction and fit-out of food premises. Your certifier and the food regulator will tell you which items apply to your business type.

Can you fit out a food tenancy inside a shopping centre?

Yes. The landlord adds its own consent, WHS, electrical and pre-trade requirements on top of the statutory ones. We work back from the landlord's trading date, not forward from completion.

How long does a café fitout take?

It depends on the scope and the approvals pathway. We confirm the pathway before we quote and give you a programme that shows the approval dates as well as the build dates.
