Head Contractor Sydney

One Head Contractor. Every Approval Owned.

Certifier, engineer, fire, food and landlord sign-offs. Brobuilt carries the project from the first drawing to the Occupation Certificate, so you deal with one accountable name instead of a chain of consultants.

What's Included

We own the certificates, not just the build.

A head contractor is the single party in control of the site and answerable for the result. Under work health and safety law that role is called the principal contractor, and landlords often ask for it by that name. On a Brobuilt job, the approvals pathway, the certifier's inspections, the engineer, the licensed trades' certificates and the landlord's pre-trade pack are all scheduled and chased by us, alongside the construction. Read the full approvals guide.

  • Approvals pathway confirmed before we quote: exempt, Complying Development Certificate or consent
  • Principal Certifier engaged, commencement notice lodged and every inspection booked into the program
  • Structural engineer briefed at quote stage, with site inspections timed before work is concealed
  • Fire safety, fire equipment and finishes test reports collected before final inspection
  • Electrical, plumbing and waterproofing certificates collected from licensed trades as each completes
  • Food premises design and construction compliance checked against the site and legislation
  • Landlord consents, pre-start requirements and pre-trade pack managed to their deadline
  • Occupation Certificate application tracked to issue, then practical completion, defects register and handover folder

Why It Matters

Approvals stall when nobody owns them.

Five parties each hold a piece of the paperwork, and no single person is accountable.

One head contractor, one point of contact, one program. When something needs a decision, you know who is making the call.

The certifier relationship gets handled late, and inspections hold up the build.

We work with the certifier directly. Inspections are booked into the program before the first trade arrives, on weekdays, with a day of float.

Engineering sign-off arrives last and holds up handover.

We identify every element that needs an engineer at quote stage, including cladding and signage fixings, and book inspections before anything is concealed.

Food compliance gets treated as paperwork instead of design.

Food premises requirements shape layout, surfaces and joinery from the first drawing. Every certificate is checked for the right site and the right legislation before it reaches the certifier.

Common Questions

Head Contractor FAQs

What does it mean to have Brobuilt as head contractor?

Head contractor and principal contractor describe the same job in practice. We take control of the site and the delivery of the project: construction, trades, site safety and the approvals and sign-offs around it. You have one accountable contractor instead of coordinating each party yourself.

Can you manage a Complying Development Certificate (CDC)?

Where the works qualify, yes. We prepare the documentation with an accredited certifier, manage the certifier's inspections through the build and assemble the Occupation Certificate pack. If your scope needs development consent and a Construction Certificate instead, we say so at quote stage, before you commit.

Do you handle food premises compliance?

Yes. Food design and installation compliance is part of the scope, not an extra. It is considered from the first drawing so that the finished kiosk or tenancy matches what gets signed off.

Who arranges the engineering sign-off?

We do. We brief the structural engineer at quote stage, book site inspections before work is concealed and collect the installation certificate, so it is a scheduled step rather than a surprise at the end.

Does an Occupation Certificate mean I can open straight away?

Not always. If you are in a shopping centre or managed building, the landlord may hold its own pre-trade requirements as well. We manage both gates and work back from the landlord's document deadline. The approvals guide explains each layer.
